Of the four houses that I have sold, Ron’s sales strategy, execution, and outcomes were exquisite – and hugely consequential. Systematic, ruthless decluttering. Replacing or refurbishing all the accumulated eyesores and deferred maintenance. And I sent Ron a bullet point list of all house upgrades and existing flaws to help him match our house to this market. Ron proposed the strategy that we used shortly after his 10-minute walkthrough. If you are considering hiring Ron Wynn as your real estate agent I have two words of advice. Do it!
 


My brother and I inherited a property after the passing our mother and faced the challenge of finding the right agent to sell her home (which we grew up in and was the home of my mother for nearly 60 years).
 


My mother was never really interested in selling, but once told my brother and I that if she ever was to sell her home, Ron Wynn would be the agent she would use. Ron came by to see her from time to time, and though he never pushed his services on her, he let her know that if she was ever interested in selling that he would take good care of her. That made a tremendous impression on my mother, and my brother and I wanted to honor her wishes by hiring Ron to represent us in the sale of her home. We came to appreciate my mother’s wisdom and foresight with everything Ron did for us.
 


He was very well prepared when we first met, not only with documentation showing comps in the area, but also suggesting a sales strategy that would bring us our best price. He proposed listing the home at a lower price than we expected to generate a bidding war, and to not accept any offers until we had had a good 10 days to show it.


 
Ron scheduled and facilitated several open houses in that period, including a brokers caravan, which produced a tremendous amount of foot traffic through the property and a lot of interest. This resulted in about a dozen offers, many significantly over our asking price. In addition, Ron suggested we schedule and pay for various inspections for the house so that everyone interested in the property would know the issues associated with our older property before they submitted their bid, reducing the chances some might come in with a high offer and try to whittle away at the price with things they found in their inspection.


 
Things could not have gone better. Ron was a consummate professional though out the process, communicating with us frequently and getting back to us promptly with any questions or issues we needed help with. He gave us great advice on how to clean the home and prepare it for showing without having to spend too much money, and helped us navigate the offers we received to accept the right one (which isn’t necessarily the highest bid). He also helped to navigate my brother and I through the escrow period, and all of the followup items we needed to take care of to close the sale.


 
My brother and I are not planning on selling any properties any time soon, but if we do there is no question which agent we would use. We could not do any better than Ron Wynn representing us as a seller or buyer. As usual, our mother was right.

Our new slogan is: Win with Wynn... because we really did.  From beginning to end, Ron was candid about the condition and value of our property, provided expert advice on the improvements we needed to make, and explained the strategies we needed to follow to get the outcome we were hoping for. I can't say we were surprised at how professional and skillful he was throughout the process of selling our home - because he stood far above every other agent that we interviewed before putting the property on the market.



 
Now, you should know that we are both researchers - not the kind of people who accept advice or suggestions uncritically.  However, Ron Wynn publishes a real estate marketing newsletter about Santa Monica and the West Side, so we already knew that he understood our Sunset Park neighborhood well. Wynn speaks softly, simply, and clearly. He is not a person to cajole or nag.  He offers his opinions but leaves the decisions to you.


 
We concluded that following Ron's suggestions closely we would be to our benefit. We asked questions to clarify his meaning, but we didn't argue or push back (as we are often wont to do). Our experience was that Wynn knows his business and this market well beyond anyone else we talked to - and surely better than we did.


 
This was the process: We spent three weeks in October carrying out Ron's suggestions to the best of our ability, occasionally going above and beyond. An associate, Conal, was a superb showing agent, setting-up appointments for about two weeks. We opened offers in mid- November and accepted one of several above our asking price which included several accommodations that met our needs. The sale closed in mid-December; we moved out the first week in January. Whew!


 
If you noticed that working with Ron gets you a team, you'd be right. Ron Wynn is not a one-man band. And like him, his people have been in business in this area for years. They know how to pull together and get to work. The entire sales process went smoothly from beginning to end.
