Is No Dress Rehearsal
It
never ceases to amaze me how Sellers will list their
property with an Agent who really does not fully understand
the house. The Agent starts promoting the house referring
to it as a Spanish Charmer with three bedrooms and two
baths, using words such as remodeled, updated, charming
and lovely - never to mention the shear walls and retrofitting,
the new copper waste line, the 200 amp recently installed
electric service and the totally new copper plumbing
service including horizontals and risors. Over half
the Agents in town do not know what a rizor is nor would
they appreciate the difference between a two zone, five
ton central air system over a single zone, two ton system.
If you are an owner who has spent a lot of money fixing
your house, you deserve to be well represented.
Wolf, Viking and Gagganeau ranges, Marvin and Anderson
double hung wood sash windows, Baldwin Brass hardware,
Grohe kitchen and bathroom fixtures, Kohler toilets,
etc are some name brands associated with high quality.
These should be pointed out. Special hand selected limestone,
seamless marble and granite deserve special attention
as well. Special designers, decorators, architects and
landscapers will create extra exposure if properly introduced.
Small things add up as well: solar heating systems,
re-circulating hot water pumps, water purifiers, security
systems, automated irrigating systems, steam showers,
etc are all improvements that are expensive.
Certainly a Buyer should be told of these improvements
to justify your price. As a homeowner who has spent
many thousands of extra dollars, be sure your agent
understands the total beauty, appeal and quality of
your home if you are expecting to sell for top dollar.
