Hills - an area known the world over.
Beverly
Hills is an area known all over the world for its richness
and fame. Its hub is at the intersection of Santa Monica Boulevard
and Wilshire Boulevard with its residential areas extending
both north and south of Santa Monica Boulevard and up into
the hills north of Sunset Boulevard behind the also world
famous Beverly Hills Hotel.
The below
$700,000 price range is entry level for Beverly Hills. Condominiums
are a possibility in the area near Burton Way and in the vicinity
of the Four Seasons Hotel on Doheney Drive. There is usually
a small selection of older single-family homes (most of which
require updating) in the flats just north of Olympic Boulevard,
east of Doheney Drive to Robertson Boulevard and then from
Robertson Boulevard, east to La Cienega Boulevard. Beverly
Hills schools are among the biggest of all incentives to buying
in Beverly Hills. Ranges in square footage goes up to 2,500
square feet.
Beverly
Hills Post Office has wonderful homes nestled in the
hills adjacent to Beverly Hills
Beverly
Hills Post Office is a wonderful retreat from the city only
minutes from the hub of Beverly Hills. This area is located
north of Sunset Boulevard off of Coldwater Canyon and Benedict
Canyon. There are numerous short winding streets that provide
seclusion and views of all kinds. The trees and hills surrounding
the area are a "breath of fresh air" for those wishing to
be away from the city but still needing to be close by. Homes
in the Beverly Hills Post Office area are not privileged to
the Beverly Hills City School system however, Warner Avenue
School, a very good Los Angeles City School and is open to
the Beverly Hills Post Office residents. Large homes on choice
parcels of land in Beverly Hills Post Office can be priced
clear up to $5,000,000 with an average price in the area exceeding
$1,000,000. Homes in the below $1,000,000 price range will
likely be under 3,000 square feel with flat land rarely exceeding
8000 square feet.
Bel
Air is home to many of the rich and famous and is
an option in your price range.
Bel Air
residents range from rock stars to "dot.com" CEOs. Homes in
this prestigious area bound by Holmby Hills on the east, centered
around the world famous Bel Air Hotel on Stone Canyon and
bound on the west by the Getty Center at the 405 Freeway.
Homes range from $500,000 to $20,000,000. Homes in the $700,000
to $1,000,000 price range run either along Beverly Glen Canyon
or along Roscomare Road and on lovely winding canyon streets
accessible by traveling through the West Bel Air Gate at Sunset
Boulevard near Veteran. Many of the streets including Stradella
Road have city, canyon or reservoir views. Homes in this price
range are available near Mulholland Boulevard and Beverly
Glen including some slightly larger homes in the planned communities
of Glenridge and Beverly Glen Park. Average square footage
is 2,500 square feet and lot sizes around 7,000 square feet
of flat land. Many of the homes do have pools and views and
were built after 1960.
Westwood
is a convenient location to UCLA and is close to Beverly Hills.
Westwood
is well known for its location to UCLA (University of California
at Los Angeles). It is a wonderful, convenient setting west
of Beverly Hills, adjacent to Century City. Homes below $700,000
start north of Olympic Boulevard to the Wilshire Corridor.
Many of the homes are Spanish style, English Tudor and Traditional
providing character, charm and quality features of the early
1930s to mid 1940s including hardwood floors, stucco archways
and high ceilings with wood beams. Streets are flat and close
to schools and shopping. There is also an occasional listing
below $1,000,000 west of UCLA, north of Wilshire Boulevard.
Come
visit the prestigious area of Brentwood
Brentwood
is truly one of the most desired and prestigious areas of
the Westside located north of Wilshire Boulevard to the hills
north of Sunset Boulevard, west of Barrington to the Santa
Monica City limit at 26th Street. Although it is very rare
to catch a single-family home in the price range, listings
can be found in either Brentwood Glen, an area west of the
405 Freeway, south of the Getty Center at Sunset Boulevard
or in the hills of Bundy Canyon and Kenter Canyon north of
Sunset Boulevard, near Bundy Drive. Another area of Brentwood
might be Mandeville Canyon and the Brentwood Hills. Brentwood
homes in this price range are usually in the hills with square
footage of average 2,500 and land size averaging around 7,000
square feet of flat land.

Hills
Cheviot
Hills is truly a Westside Oasis so convenient, yet so serene
and isolated feeling. The beautiful winding streets, tall
trees and variation of vintage architecture make this one
of the most unique and desired areas in this price range.
An assortment of homes is available ranging from an occasional
"Aiken" Country English style to Spanish, English Tutor, Traditional,
Contemporary and Ranch styles. The country club section of
Cheviot Hills represents homes of the mid 50's offering yet
another alternative lifestyle in this price range
Beverlywood
offers convenience and family orientated living
Beverlywood
is an amazing area for convenience, conformity and life style.
The beauty of Beverlywood is its convenience to shopping,
schools, synagogues, houses of worship and freeways, etc.
Beverlywood is adjacent to Beverly Hills and close to Century
City. It is only minutes from Downtown but with a far more
comfortable climate. There are lots of trees. Streets are
nice for walking. There is a neighborhood association which
costs each homeowner approximately $300 per year. The association
oversees the common park areas, architectural control and
upholds the wholesome environment of Beverlywood.
Santa
Monica offers three alternatives. Make your selection:
Sunset
Park has ready to move into homes. The Ocean
Park
area is a beach community close to everything. Small Santa
Monica homes north
of Wilshire Boulevard begin in this price range.
Sunset
Park has ready to move-in homes. This price range can provide
a large, ready to move-in two-story home of approximately
3,000 square feet. In Sunset Park, you may find a lovely home
both north and south of Ocean Park Boulevard, and east of
Lincoln Boulevard.
The Ocean
Park area is a beach community close to everything. The Ocean
Park area is located west of Lincoln Boulevard and is more
of a beach community. It consists of older, eclectic vintage
homes of similar sizes. It is closer to the ocean and the
Main Street district of Santa Monica.
Homes
north of Wilshire Boulevard begin in this price range.
Because the land value for single-family homes north of Wilshire
Boulevard starts at $700,000, the square footage will of course
be limited. Depending on the condition and particular location
of a home, the square footage one could expect in this price
could range from 1400 square feet to a maximum of 2300 square
feet. It is likely almost any home in this price range will
need remodeling.
Pacific
Palisades is a coastal community with year round ocean
breezes
Pacific
Palisades is a wonderful coastal community nestled between
Brentwood and Malibu further north along the coast, past Santa
Monica. This is a starter price range for the area. Expect
many homes in this range to need updating with square footage
limited to less than 2300 square feet. Lot size may range
from 5,000 square feet to 10,000 square feel in hillside locations.
