near 20th Century Fox Studios at Pico and Motor. This is a
very secluded area with winding streets, lots of trees and

at $500,000 and go well above a $1,000,000. There are homes
available between $500,000 and $700,000 ranging from 1500
square feet to 3000 square feet. Of course most of the homes
at 2000 square feet are at the upper end of your price range.

Park is wonderful pocket in Santa Monica located south of
Pico and North of Rose. There are wonderful streets both north
and south of Ocean Park Boulevard. There are homes available
within your price range but they sell very quickly and often
times there are multiple offers and bidding for homes in this
price range. Santa Monica provides a wonderful school system
and wonderful public services. It is a great community to

Rancho
Park is a wonderful area between Cheviot Hills and
Westwood.
Rancho
Park is a very convenient and accessible part of west Los
Angeles. Many of these homes have tremendous character and
charm and a variety of architectural styles. If you are enthusiastic
about Spanish style homes, English style homes or old-world
character, Rancho Park may be an area you wish to consider.
These homes are located near the Westside Pavilion just north
and immediately south of Pico Boulevard and provide easy access
to Century City and Beverly Hills. There are homes in your
price range available but they do sell quickly and there is

Westwood
homes are located near Olympic Boulevard and Overland Avenue.
These homes provide wonderful convenience to Century City
and Beverly Hills. They also provide a wonderful opportunity
to purchase within the Westwood Charter School, which is very
desirable and provides a great educational opportunity. Homes
in this area have architectural curb appeal and wonderful
attention to detail. Many of the homes are still in need of
fixing and renovation; others have been beautifully upgraded
and well maintained. Of course the homes that have been maintained
and upgraded tend to be in the upper of your price range.

Estates area is near the Sony Studios at Culver Boulevard
and Overland Avenue. It is a unique enclave of homes of approximately
15 years old. This small, unique community is ideal for families.
It is oriented toward children and conveniently located to
schools. Homes in this area range from $450,000 to $600,000
depending on the floor plan and square footage. Square footage
ranges from 1700 square feet to 2600 square feet.
Beverlywood
is a wonderful neighborhood monitored by an association and
adhering to association conformity.

the low side and $1,000,000 on the high side. There is a selection
of homes in the $500,000 to $700,000 price range that are
very attractive. Homes in Beverlywood sell very quickly and
are very high in demand. The beauty of Beverlywood is that
it is very convenient, centrally located area, that is in
many cases walking distance to houses of worship and to shopping
and yet, provides a feeling of security and conformity as
it is certainly an established neighborhood that has neighborhood
identification. Most of the homes within the Beverlywood Association
were built in 1950s and were built with quality construction
in mind. The neighborhood is very well maintained and the
homes for the most part are immaculate. The streets are very
well manicured. You can see families walking and skating through
the neighborhood with strollers and dogs. Homes in the Beverlywood
area, in this price range, range from 1400 square feet to
2600 square feet for the most part. Homes here do sell quickly
and are considered high in demand. The central location has
easy access to all freeways and downtown Los Angeles, and
is only a stones throw to Beverly Hills.
In Venice,
the ocean meets eclectic surroundings.
The Venice
area is a unique enclave of homes that afford ocean air quality
year around. The beauty of this area is that it is close to
the beach and to the bike path. Many of the homes in the Venice
area are eclectic in nature. The term character and charm
is certainly associated with the area. Many people identify
with the neighborhood non-conformity. There area all types
