The average sale price is just under $5,000,000 in the city.

among the canyons is the prestigious Beverly
Hills Post Office

Beverly
Hills Post Office is a wonderful location in the hills of
Coldwater Canyon and Benedict Canyon. The life style is about
views, seclusion, open floor plans, entertaining, trees, vegetation
and nice air! The area has become home to many producers,
directors, stars and television personalities. Many of the
lots are large, but hillside in nature with only enough flat
land for a pool, lawn area and occasional cantilevered tennis
count.
Move up
into the canyons to
Bel Air
Bel Air
and Holmby Hills are two areas almost as well known for prestige
as Beverly Hills. In fact, many celebrities, wealthy developers
and entrepreneurs have opted for Bel Air. Bel Air is rich
in landscape, trees and hillsides. Homes near the Bel Air
Country Club and Golf Course through the East Gate just west
of Beverly Hills and Holmby Hills are rare to find below $3,000,000.
Homes higher in the hills along Roscomare Canyon, Stradella
and off of Mulhulland may be priced lower and more affordable.

Westwood
is located west of Beverly Hills near the University of California
at Los Angeles
Westwood
is a very popular neighborhood close to The University, the
UCLA Medical Complex and Century City. Homes north of Wilshire
Boulevard near UCLA start at $1,000,000. West of the UCLA
campus, you will find windy streets, some with views. Homes
range from $1,000,000 at approximately 2500 square feet to
$3,000,000. Homes east of the campus, including the prestigious
area of Little Holmby, start slightly higher and are rare
to find at below $2,000,000. Below $2,000,000 expect to see
homes that will need updating, with square footage under 2500.
Remodeled homes of over 2500 square feet will generally exceed
$2,000,000 with an occasional exception. South of Little Holmby,
but still north of Wilshire, homes will begin at $1,500,000.

Hills is truly a Westside oasis so convenient, yet so serene
and isolated feeling. The beautiful winding streets, tall
trees and variations of vintage architecture make this one
of the most desired areas in this price range. Several of
the most desired streets including Glenbar, Monte Mar, Monte
Mar Terrace, McConnel and Forrester offer either golf course
frontage or golf course views. Homes on these prestigious
streets generally start at $1,000,000 when square footage
exceeds 2700. Many of the homes in this price range are rebuilds
completed in the past five years or were substantially remodeled
and added onto.
Adjacent
to Santa Monica and more inland is Brentwood
Brentwood
is a wonderful location adjacent to Santa Monica, but inland,
closer to Westwood. The climate is very comfortable and the
location is convenient to restaurants and shops on San Vicente
Boulevard. Prices in Brentwood range from small homes in the
Glen starting at $600,000 to a recent sale on Oakmont Drive
adjoining Brentwood Park at $15,000,000. Brentwood is an expensive
area due to land value. Don't expect a large beautiful home
for $1,000,000 unless it is high in the hills. Homes close
to San Vicente and Sunset on flat land are rare to find below
$2,000,000. An occasional smaller home (2000 square feet)
on a small lot (7000 square feet) may come available for closer
to $1,000,000, give or take, depending upon the condition
of the home, the number of upgrades and amenities. A recent
land-only sale on Cliffwood in Brentwood Park went at an astonishing
$160.00 per foot.
Santa
Monica, north of Montana is a highly desirable location

Monica north of Montana is a highly desirable and convenient
location. The Gelette Square area, La Mesa Drive, Georgina,
Alta, Palisades, and Adelaide Drive are among the most desirable
streets where land value begins at $1,000,000 and nice homes
begin at $2,500,000. Other streets with lots from 7,500 square
feet to 10,000 square feet also north of Montana and south
of San Vicente from 7th Street to 26th Street offer a variety
of styles and architecture starting at $1,000,000. Typically
an older, one story home of approximately 2,000 square feet
on these streets, which is not remodeled, is what you can
expect for $1,000,000. A remodeled, slightly larger home is
more likely to begin at $1,300,000.
A quaint
coastal community with year-round ocean breezes is the prime
crown jewel area of Pacific
Palisades
Pacific
Palisades is often known as the area where Sunset meets the
ocean. Pacific Palisades offers a fabulous coastal life style,
more convenient than Malibu, more free style, secluded and
hidden than Santa Monica. Homes in Pacific Palisades range
from $700,000 to $10,000,000. There is usually a nice selection
of homes in the price range from $1 million to $3 million
in the Huntington Palisades, the Rivera, the Bluffs and in
the Highlands. Homes in the Rivera and in the Huntington are
convenient to Sunset Boulevard. These homes are rare to find
at below $2,000,000; unless there are land value opportunities.
Land value is now on the upside of $100 per square foot.
