If an out-of-town owner wishes to stage their property, Ron personally supervises the staging, and oversees any other vendors required for cleaning, painting, carpeting, or refinishing floors, taking additional responsibility to obtain estimates, following through with work orders, and ensuring the work is completed satisfactorily prior to vendors being paid. Ron will send photographs of the before, after and work in progress so owners are kept aware of how the property will show upon completion.

Out of Town Owners

In a perfect world you could be right here, meeting with three agents face to face, selecting the agent that made the best impression. Then you would be here to interview a painter, handyman and tree trimmer. Then you would be here to hire a stager, oversee the staging, followed by overseeing photography, video and editing. You might even be “hands on” buying flowers and freshening up before an open house, picking up mail and newspaper and doing some raking and light dusting before the open house. To be extra sure, you might even flip the air conditioner on, set the mood lighting, turn the stereo to some classical music and bake a loaf of homemade bread.

Although I’m not a bread and pastry chef and cannot promise the bread, the rest of what you just read is all part of what I do. I am totally “hands on” for my out of town owners, with absolutely everything so you do not need to worry about not being here. In addition, I’m all about communication so you won’t ever be wondering about “what’s going on”.

Not only will we collaborate about everything with you having the final say on everything, but we will send you samples, examples, and drafts of everything for your feedback and suggestions. You will receive feedback about showings, agent caravans, and public open houses. You will also be kept current on competitive area new listings, price reductions, sales and pertinent changes in the market.

“The As Is, Stress Free Sale”

Have you heard the expression “It doesn’t work for me?” This answer fits perfectly for someone who is really busy, being given a “to do list” in advance of selling their house. We still believe in the “as is” sale. We have the proof that fixing up a house in today’s sellers’ market does not necessarily put extra dollars in your pocket. In fact, I can show you the evidence of fixer upper homes and homes with dated kitchens, bathrooms and fixtures, selling for nearly as much as those homes quickly redone before going to the market.

If your choice is to sell “as is”, I support you completely. I’ll find you a buyer who appreciates your home for its floor plan, square footage, and location. Buyers like personalizing a home to their own taste and choosing their own colors. Half the time sellers put in new carpets and paint the walls white, a buyer comes in a month later and changes everything.

Call me to discuss the “as is” sale, especially if your desire is to minimize stress and focus more on other pressing issues. This is a seller’s market with extremely low inventory and tremendous demand. “Is there really a need to over complicate the process? Let’s keep it simple. I promise I won’t give you a “to do” list”
