Sells Homes It isn't how many homes an agent lists, it's how many he sells that counts. And Ron Wynn has a better ratio of homes sold to homes listed than any other agent. Why? Every agent will make promises to you regarding placing listings in the Multiple Listing Service, holding open houses, placing newspaper ads, etc. All successful agents do those things routinely. But these are the "bare bones" basics of marketing and, frankly, they won't get the job done in this market place. What sets Ron Wynn apart from the rest of the field is what he does over and above the basics. Perhaps Ron's most important and effective marketing practice is direct one-on-one networking with other agents and their buyers. Because of the volume of business Ron does, he and his selling partner Conal Mackendrick are constantly on the phone, or meeting with other agents and their buyers in person at one of his listings. Thus they have countless opportunities each day to personally select and promote the property which may best suit a particular buyer's needs. Agents often call Ron's office first when they have a new buyer to ask what new listings Ron may have. Or they call to ask about one of his properties (which may already be sold), which gives him the opportunity to tell them about his newest and best properties. This kind of direct one-on-one contact is truly priceless. ..the kind of marketing money can't buy. And this is something only an agent as active and successful as Ron Wynn can provide. The key to Ron Wynn's successful marketing programs is that Ron does not wait for the marketplace to come to him. He markets his properties aggressively and creates interest and activity. Ron produces professionally created photo-brochures with detailed descriptions for each new property he lists. He then routinely walks the streets in the neighborhoods where he has taken the new listing, going door to door with brochures in hand. He also schedules photo/press releases in both The Los Angeles Times and Homes and Open Houses. Ron and his staff have compiled their own list of the 100 most successful and productive Westside agents, so they can quickly contact those agents (by phone, e-mail or U.S. Mail) when a new listing is taken. Ron also has a current list (which is constantly being updated) of the agents that have active and qualified clients looking for a home of a certain style, and in a certain price range. So when Ron lists a new property, it is routine for him and his personal assistant to get on the phone immediately to inform those agents of the new listing and generate immediate showings. This aggressive marketing approach has been responsible for the sales of many of Ron's listings this year, within the first week of the listing period! Many of them Ron sold himself! In addition to his in-person, door-to-door campaign, Ron also mails new listing post card announcements to all the homeowners in the surrounding neighborhoods. He also mails to home or condo owners who have just sold their properties, and who may be looking to move up to a more spacious house or a better location. Combining his resources with The Coldwell Banker's comprehensive newspaper ads, Ron pays for his own newspaper promotions, often targeting them to certain geographic areas, or to a specific demographic group. Ron calls this "Spectrum-to-Spectrum" advertising. He developed this practice, and is the only Westside agent currently using it. Another reason Ron's listings generate so much immediate interest and activity (and another reason why Ron's listings often sell so quickly) is that he often creates broker incentives for outside agents to see, show and sell his listings. Ron has given away dinners for two, vacation trips and even cash prizes. The bottom line is this: Marketing sells homes.
