Modern Technology Makes Perfect Match Between Clients & Agents

With today's technology, there is no end to what a knowledgeable and resourceful real estate agent can achieve in the aggressive pursuit of a qualified buyer. A central computer system is currently in place and successfully operating allowing agents to input the needs of their clients in a database with parameters including Thomas Guide quadrants, price range, room count, etc. When a property is entered by any agent on the system as a new listing, a listing/client match will be immediately directed to both the agent representing the property and the agent representing the client.

There is also "Talking Sign" technology now available. Agents subscribing to the service can direct lookers to turn to a radio station, which has a synchronized frequency featuring a recorded description of the property with information and a phone number for direct contact with the listing agent.

Another program exists offering a phone and a code number that the caller inputs by using his push button telephone. A recorded message describes the property, and then by pushing "8," the listing agent is directly contacted.

Top agents have developed their own software programs for tracking buyers regardless to whom their agent may be. My program is designed to keep track of a buyer's needs and then prints a mailing label for anyone matching the parameters of any new listing I receive. A cordial letter is mailed expressing my willingness to cooperate with their existing agent. As I come in contact with potential buyers at open houses, from sign inquiries or general inquiries, I immediately get a mailing address and a description of their price range and needs. My current database has more than 400 names of active clients.

In one of our custom programs, we actively call agents or speak to them face-to-face regarding their current client needs. As I input any new listing I receive, a list is printed with agents and their phone numbers that we will personally contact to discuss the new listing with.

There are many opportunities that never before existed. When selecting an agent; be sure to interview thoroughly and inquire regarding what special marketing techniques they plan to offer. Remember, the more "at bats" you have, the better your chances.
