Questions Upfront To Avoid Future Disappointments
As a buyer, you will naturally have concerns and questions.
Obviously, once you find the right property, you'll
want to be sure to have it inspected, you'll want to
see a comparative market analysis to establish or confirm
value, you'll want to review all disclosure documents,
and you'll want to review the preliminary title report.
There are however many other considerations. Here are
some questions you may have an interest in asking.
1. "Why are you selling your home?" Your hope is to
learn anything unsatisfactory with the neighborhood
or with the house itself.
2. "Who are your neighbors? Are they renters or owners?
Do they have children? Pets? Have you had problems with
barking dogs, loud parties, etc....?"
3. "Have you had any break-ins or crime problems? Are
you aware of any recent incidents in the neighborhood?"
4. "What are the schools like? Do you send your children
to the local schools?"
5. "How old is your roof, plumbing, heating system?
Have you had any problems with leakage, drainage, water
pressure, or stoppages?"
6. "Are you aware of dampness, mildew, subarea moisture,
or standing water precedent to a rain?"
7. "Are you aware of any environmental hazards, asbestos
contamination, major rodent problems, etc....?"
8. "Are there any existing disputes with neighbors?
Are you aware of any easements or lot line discrepancies?"
9. "Are you aware of any flight or traffic patterns
that may have an effect on this property?"
10. "Are you aware of any planned or proposed redevelopment
in the area including but not limited to second-story
additions adjacent, modifications to existing setbacks,
street widening, commercial tenancies, etc....?"
Many of these questions may not apply, but when they
are of great concern to you, you'll want accurate information.
When possible, ask for an opportunity to ask the owner
direct. When that is not possible, be sure your agent
gets accurate information and reports it to you correctly.
Your future happiness and resale value could be heavily
impacted by the information you receive.
