FIRST WEEK PROPOSED MARKETING PLAN
Monday: Assuming the property is listed today, I will immediately post it on the Ron Wynn Web Site at www.ronwynn.com as a coming attraction, providing general information, location, description, and price of your home. Tuesday: Grand opening kick off for all buyers and agents. Caravan from 11:00 to 1:30. Twilight open house for clients and agents from 5pm to 6pm or 5:30 to 6:30 (let them know). Thursday: First date to review offers. Prepare multiple counter offers, which shall be disseminated the following morning. Friday: Disseminate counter offers to all respective brokers. Include final call date in counter offers for Monday, June 26, 2000. Encourage all brokers to come back as desired, Sunday between the hours of 2pm and 5pm open house. Saturday: Showings by appointment. Sunday: Grand open house 2pm to 5pm. Monday: 11am review of final offers; discuss results.
* * * * We are encouraging multiple counter offers, using this methodology. Our intention is to orchestrate an environment that is very competitive, and allows buyers to see the home on more than one occasion and witness an abundance of activity in the process. We want to create an atmosphere of extremely high interest and keep the ball rolling so that there is an on-going flow of buyers and offers coming in. All the rules will be spelled out in advance, so there will be no surprises. All parties will understand that the house cannot be seen until Tuesday and offers will not be reviewed until Thursday evening. We will have the weekend to show the house before seeing the results of the multiple counter offers. Buyers will be encouraged that the highest price, and the most attractive terms will be of the utmost concern to the seller. Additionally, buyers will be screened in advance as to their qualifications and their ability to come up with the cash in a non-contingent manner. This will allow us an opportunity to review each buyer on his/her own merit and make a selection of the most qualified buyer with the greatest ability to perform. This method of sale, using the multiple counter offer scenario, will allow the seller the flexibility in making a choice among a pool of potentially qualified buyers. We believe this allows the seller the most freedom in choosing a buyer, and in attracting the highest possible price. It also allows the seller to eliminate unusually "hard to eliminate" contingencies, and to sell their property in an "as is" condition without re-negotiation of price, and terms. In conclusion, I anticipate discussing more in detail with you the merits of this unique and timely marketing approach.
