Hold the Pickle, Hold the Lettuce

I am pleased to be "interviewing" with you for this important transaction of selling your home. You may have decided to evaluate more than one agent because every agent has a style of his or her own. Even though one’s personality may be important in the transaction, I want you to know I am a very hands on person who is very interested in not only completing the transaction, but working with you at a pace and style that is completely within your comfort zone. As an agent that has over 28 years of experience, I know that input from the Sellers on their home is essential. I want to be sure that we are handling things they way that you want them to be handled, and that you are comfortable with the way we are doing business. I want to make sure that I am hearing you carefully, and following the path that you have chosen.

Good communication is essential. I was given two ears and only one mouth for a reason!

  • Many Real Estate agents just don’t listen. I understand that the way one handles a transaction is not just a "cookie cutter" event.
  • Every homeowner has different needs, and I am an agent that listens and addresses your individual needs. Some have a family, some have health issues and others just need to know what is happening well in advance so they can count on it and plan on it.

I would like to sit down and discuss the following matters in detail.

The first of which is the Marketing Plan.

  • I want to discuss with you a custom marketing plan for your home. Your home has many wonderful and unique features that should be showcased in a particular way. I have certain thoughts and ideas, but I am equally interested in yours.
  • I have a variety of different medias available for advertising your home. We have an IPIX 360 degree Virtual Tour that shows a video feed on the World Wide Web. This promotes your home to a much larger base of Buyers. I would be delighted to show you a sample.
  • I will also promote your home visually with photographs, in the Saturday Real Estate section of the Los Angeles Times. Your input of which photographs best represent your home is very important to me.
  • I will also feature your home on my personal website, www.ronwynn.com, as well as on the Coldwell Banker Homes website and Realtor.com.
  • I would like for us sit down and discuss the advertising of your home in detail. There may be certain benefits and features to your home that had initially attracted you. You may know best what would attract a subsequent buyer! Many agents think they know it all when it comes to marketing a home, and they fail to listen to the valuable insight the homeowner has to offer, which is vital!

Secondly, selling your home "as is".

  • I would like to discuss with you the menu of the options you have to sell your home. You may choose the "as is" sale, which has many wonderful benefits. It is very protective to you in the future and keeps a buyer form coming back at you later suggesting further obligation on your part. I would like to discuss the pros and cons with you so you can make the final decision.
  • I want to provide you with a menu of opportunities and involve you in the process of selecting what we do. Many agents make these decisions on the behalf of their clients thinking that their years of experience allow them to do that. That to me is ridiculous, since every homeowner has different needs. I wish to totally involve you in the decision making process, and not make any presumptions along the way.

Equally important, the selection of services and the way the transaction is handled.

  • I believe it is my job to provide you with all the information so that the selection can be made to best benefit you.
  • Many agents make the selections of the Escrow Company, Title Company, Termite Company etc. themselves. It is very important to me since closing costs are partially paid for by the seller, we discuss all options to be able to save you money. I want you to be involved with the selection of all services and know what each of these companies providing service can offer.

In addition, time periods and contingencies.

  • Many agents feel that they know what their client wants as far as contingency time periods and escrow periods. Since every client has different needs, I would like to discuss with you the time periods to be sure that they meet with your approval. We may want to discuss the pros and cons of a short escrow and a possible rent back, or we may want to discuss the benefits of a longer escrow. It is important before we make such decisions that you are well informed of every possible selection.
  • You may like the idea of closing your transaction, but still not needing to move before your next home is ready for occupancy. We can discuss how that can be handled without having you feel rushed and without jeopardizing the security of your transaction. It is also important to take into account fluctuating interest rates and the downside of too long of a transaction. This is all-important communication that must not be overlooked.
  • I would like to discuss with you the times that would be convenient for you to show your property. You may have personal needs and desires, and you may have days or times that would physically work best for you. I will work with your schedule. I would not know your availability without first discussing this with you.

Lastly, the importance of showing your property to buyers who are pre-approved to purchase a home.

  • I want to make sure the people who are seeing your home are qualified, legitimate buyers, never compromising your safety and security.
  • The buyers seeing your home should be pre-approved, and have the financial capacity to consummate the transaction. We will take the necessary steps to quality the Buyer and see to it that they have the proper credentials.

It is important that we maintain a line of communication providing you with the information and allowing you to make the decisions from start to finish. I certainly feel if we continue to maintain close communication, there will be no last minute surprises. I pride myself in listening to my clients, and their opinion and input are most important, above all else. My ears and mind are always open to your personal needs and desires.
