Contrary to what most people think, there is not a time of the year that is best to sell your house.  Although it is advisable to sell a pool house in the summer, and when weather is warm, as opposed to in the winter, a well-priced home will always sell anytime of the year – pool or no pool. 
I would suggest waiting to sell a pool home until the weather is appropriate.  Christmas time, of course, is never a great time to sell because families are focused on family activities and many people have travel plans.  It is true that many people do travel in the late part of July and August, typically before school begins.  However, people often talk about the school year, yet so many of our buyer clients have very young children or are professionals with no children at all.  I have not noticed a trend that the market is stronger, or that the market is better during the summer.  In fact, sometimes it slows down due to travel plans and family vacations.
 
In a nutshell, the best time to sell your house is when inventory is low and when interest rates are cooperative.  Interest rates and financing are still the primary catalyst to moving the market forward.  When interest rates are affordable and loan programs are available, buyers get serious.  A well-priced home that shows nicely in a neighborhood where there are not too many homes for sale, will sell in every market.  Don’t put your plans off and wait for a particular time of year.  Remember, a well-priced home will sell when interest rates and financing programs are available.
