The
Ron Wynn Sales Team Marketing Proposal
OUR OBJECTIVES:
- To sell your home
for the highest possible sales price;
- To maximize your
net proceeds from the sale of your home by minimizing your sales costs;
- To get as many
qualified buyers into your home as possible until it is SOLD;
- To sell your home
in the shortest possible period of time;
- To sell your home
with as little inconvenience to you, and with as little disruption to
your life as possible.
MARKET EVALUATION AND PREPARATION FOR SALE:
- We will prepare
a thorough computer-aided market analysis, and render an accurate opinion
of your home's current value. Our opinions of value are always based
on a market time of 60 days or less;
- We will provide
an accurate estimate of your total expenses and closing costs;
- After a thorough
walk-through inspection of your home, we will make our suggestions about
what you to can do to enhance your home's appeal, suggesting only cost
effective improvements;
MARKETING AND ADVERTISING:
- We will immediately
submit your property to the Los Angeles Board of Realtors and the Multiple
Listing Service computer, which is accessible by over 6000 agents;
- We will immediately
submit information about your property to our office of 40 agents, so
they can begin looking for a buyer. We will also send this information
to a special list of active brokers we keep in contact with, who may
have buyers as well. Your home will also be promoted at our weekly office
meetings;
- With your permission,
we will immediately place a FOR SALE sign in front of your home;
- On the first possible
Tuesday morning, we will schedule your home for Brokers' Open House
(Caravan). With your permission, we will also schedule a public open
house on the Sunday following the Caravan. We will schedule subsequent
Sunday open houses as often as you wish;
- One of our most
successful marketing practices is direct personal contact. We maintain
our own lists of agents who specialize in certain areas, or agents we
know have active clients for a certain neighborhood or price range.
Prior to the Caravan, my assistant and I will get on the phone and personally
invite these agents to the Caravan or open house;
- We will create
a custom brochure featuring a photo of your property, which lists its
most attractive features;
- We will advertise
your property regularly in both The Outlook and the Los Angeles Times.
In addition, all open houses will be advertised in the Westside Homes
magazine;
- We will submit
a press release with photo for publication in both The Outlook and the
Los Angeles Times
- We will inform
all homeowners in your neighborhood that your home is for sale, in case
any of them have a friend or relative who may want to buy there;
- We will make sure
all prospective buyers have been PRE-QUALIFIED;
- We will expose
your home with our other similarly priced homes. In addition, we will
place information about your home on our exclusive "1 Liners" list,
which is faxed to buyers, brokers and investors, as well as handed out
at all our Open Houses. The benefit to you is that your property will
be constantly brought to the attention of buyers who may not even be
aware of your neighborhood.
- We will keep you
fully informed during the marketing process, giving you feedback from
showings and open houses, and making any suggestions that may enhance
our chances of obtaining a quick sale for top dollar.
NEGOTIATION, SALE AND ESCROW:
- I will thoroughly
review every word of every offer submitted on your home. I guarantee
that I will be there to answer every question you may have to your complete
satisfaction;
- I will use all
my skills and experience (I have negotiated and sold over 2,000 Westside
homes) to negotiate the highest possible sale price for you;
- I will supervise
the physical inspection of your home and diffuse any potential problems
before they become problems. The physical inspection of your home will
not be an open invitation to renegotiate the sale.
- I will attend to
and remove every possible stumbling block and potential obstacle right
up front, to insure that once we enter escrow we will stay in escrow!
- We will assist
you in obtaining interim financing, if necessary;
- I will be there
after closing, should you ever need me. I want to be your Realtor for
life!
